    2. Security deposit should be deposited to the account of the landlord/owner asap. You cannot hold a check that long because it can expire. Some in 6 months, some in a year. Besides, the landlord needs to make sure the funds are adequate. In the case of Kisses, she occupied the unit for a long time. Most likely her security deposit check has expired. Take it from a Real estate broker/investor.

Dinideposit kaagad. Besides a contract Is not fulfilled until there is monetary remuneration. If a deposit check did not clear the bank, the terms of the contract can be nullified.

      Second, may obligation na inotify ni lessee yung owner/lessor pero kapag emergency na ganun dapat si lessee nagpapagawa tapos irereimburse ni owner.

Base sa report ni manay, parang hindi ata tama na pagbayarin ng may ari si Kissess, hindi kasalanan ng renter ang nangyari, sa pagkakaalam ko ang damage deposit ay para dun sa incase na may nasira ang renter sa unit dun ibabawas sa damage deposit at pag may nasira o problema sa unit na hindi kasalanan ng renter ang may ari ang magpapagawa at gagastos sa kung ano mang sira.

However, the lessor should always be aware of the state of the house he is renting prior to turning it over to the tenant. In apartment complexes, there is building maintenance.

  21. It wasn’t Kisses’ fault but as a tenant it was her responsibility to report the issue para hindi lumala. Ang nangyari hindi niya nirport that caused a huge problem. As a unit owner dapat nilagay sa contract na isaues must be reported within a week otherwise yung damages ay liability na ni tenant. I think pretty normal na nakastipulate sa contract yun.

Ako renter ako di ako mayaman but I make sure I leave the unit na maayos kung gusto kong makuha ang deposito ko. Just saying. Normally ang deposit is there para to make sure na maayos at walang sira ang unit after I left. Shouldered yan ng landlord kung bagong lipat ka lang, pero if it happened after months eh shouldered na un ng tenant. Tsaka nasa contract un.

BUT she shouldn’t have to pay for the broken valves (owner pays for that since it’s their responsibility) and her stopped payments are valid since she no longer lives there. Why would she continue to live in a place that isn’t “liveable”?

  30. We have a condo for rent, tatlong units po. Kapag May aberyang ganyan usually May ari ang sumasagot pero kapag kasalanan ng renter , at ang aberya nangyari habang ikaw ang umuupa, renter po ang sasagot niyan. Malalaman naman bakit pumutok yung valve, ano ginawa ni renter. Isa pa kung si renter walang kasalanan , makikipag-usap ka ng maayos at hindi ka magtatago or hindi na makontak sa telepono.

  33. Tumira ako sa condo dati, as a renter pinapinturahan ko ulit ung buong unit bago ako umalis. Pinalitan ko ung kitchen wares dahil fully furnished sya nung nagrent ako. And pinagrout ko ung tiles ng banyo. Why? Para makuha ko ung security deposit ulit. Di ako mayaman pero gumawa ako ng paraan para walang masabi ung mayari. At ayoko din makipagtalo sa mayari, I left the unit ready to go. Sobrang linis. As a renter kung gusto kong makuha ung security deposit gumawa ako ng paraan.

  35. Nangyari to sa friend ng condo ko sa pasig. May time kase na mawawalan ng tubig and dapat patayin muna valve dahil pag bumalik biglang lalakas ang pressure at pwede sumabog ang valve. After 1.5-2hrs saka lang pwede na buksan. Alam lahat yan ng owners na ganun ang kalakaran sa condo. So yung friend ko nakalimutan nila i-off ang valve eh 5days sila out of the country. Ayun na nga sumabog ang valve at kawawa ang unit sa baba nila, nagbaha ng ilang araw. Pinagbayad sila ng 70k lang maswerte pa.

  42. Syempre magtuturuan na kung sino may kasalanan pero sana makipagusap ng yung tenant, at yung lessor at condo management eh wag naman mangintimidate.

  43. Plumbing like busted pipeline is a major repair. it should be shouldered by the owner, never the tenant. I would also leave the rented place if there is no water and lift to use. Kaya nga rented, you are paying for the convenience, not for the hassle.
